What to know about shingles

Asphalt shingles are the roof on a great many Ocean County houses. They suit the usual cape, ranch and colonial roof pitches, come in many colors and go on quickly. On a replacement, the shingle you choose matters less than how the whole system is put together.

Most new roofs use dimensional (architectural) shingles, which are thicker than the older flat three-tab style and come with higher wind ratings. Each rating depends on the installation the manufacturer specifies, such as the number of nails per shingle and the starter strip at the edges, so ask the contractor which method they will follow.

Ventilation is the other half of a long-lasting shingle roof. Air moving in at the soffits and out at the ridge keeps the attic cooler in summer and drier in winter, which helps both the shingles and the deck underneath.

Choosing a shingle roof

  • The shingle line and color, written into the contract
  • The wind rating and the nailing pattern it requires
  • Underlayment type, and what goes in valleys and along the eaves
  • Intake and exhaust ventilation, and whether old vents are replaced
  • Matching ridge caps, starter strip and drip edge from the same system
  • What the manufacturer's warranty requires from the installer

Shingles near the bay

Closer to the water, wind and salt air are the main concerns. Shingles hold up well there when edges, rakes and ridges are fastened and sealed as the manufacturer requires, and when the metal flashing and fasteners are suited to a coastal setting.

Inland, under the township's many oaks and pines, shade and debris are the bigger issue. Moss and algae grow where the roof stays damp, and needles pile up in valleys. Algae-resistant shingles and clear valleys help.

Questions

Asphalt Shingle Roofs: questions homeowners ask

How long do asphalt shingles last?

It depends on the product, ventilation, sun exposure and how well it was installed. A contractor can look at your roof and estimate how much life it has left.

Are dark streaks on my roof a problem?

Dark streaks are usually algae. They look bad but are rarely a reason to replace a roof on their own. Moss, which holds moisture against the shingles, is more of a concern.

Is a permit needed to replace shingles on my house?

Not on a detached one- or two-family home, where New Jersey treats replacing the roof covering as ordinary maintenance (DCA). The work still has to meet code.
